Concord Square ADUs is a full-service owner’s representative firm. Below is a list of services that we offer. We work with property owners and homeowners to determine what services they need and develop a scope of services unique to each client.

1. Feasibility & Site Assessment

  • Evaluate your lot and existing home to determine the best ADU approach, such as a detached cottage, attached addition, or conversion of a garage, basement, or attic.

  • Confirm by-right eligibility under the Affordable Homes Act and State ADU regulations and reconcile them with your municipality’s local by-law.

6. Contractor Selection & Procurement

  • With the architect, develop a clear scope of work, solicit and level competitive bids, and vet contractors’ licensing, insurance, and references.
  • Negotiate contracts that protect you on price, schedule, and quality.

7. Construction Management & Oversight

  • Manage the schedule and budget, monitor on-site progress, and hold the project to the plans and specifications.
  • Review change orders and payment requisitions, coordinate inspections, and resolve issues before they become delays.

8. Leasing & Property Management Support

  • Set a rental strategy and pricing, prepare leases, and assist with the first tenant lease or set the unit up for family or aging-in-place use.
